Tips for Maximizing ROI on a Kitchen Remodeling

There’s a common saying that goes something around the lines “the kitchen is the one that sells the house” – and for the most part, that is true. The kitchen is the first thing that we notice in the house, and usually, the room that determines whether we want to buy that house or not.

Remodeling a kitchen certainly is not cheap – and if you do it, you want to at least make sure that you get the maximum ROI (return on investment) from it. A poorly done renovation will leave your home on the market, which is why you might want to do it right on the first go. 

Transitional Style and Neutral Colors

Regardless of your personal preferences, when you are trying to maximize your home’s ROI, you might want to opt for transitional styles and neutral colors. Your best friends in this scenario are white, black, navy gray or medium brown kitchen cabinets, appliances with a commercial look (preferably with a stainless-steel finish), and stone or natural wood floors.

Steer clear of anything that is too colorful or bold when it comes to fixed items. If you wish to show your personality in the kitchen, do so through the accessories. Also, if you have the budget, you might want to invest in a good quality countertop. Most real estate agents suggest quartz, as it is quite durable and strong – making it something that will certainly bring you a good return on your investment.

Go for High-Quality Cabinets

Whenever someone steps into your kitchen, the first things that they are going to see are the cabinets. Not only do you want to go for something that looks great, but you also need to get something that is highly functional and durable. After all, cabinets represent an investment that will remain in your kitchen in the long run, which is why you might want to get quality pieces.


If you cannot afford custom cabinets for your kitchen, then you might want to go for ready to assemble cabinets options. They feature the advantage of custom-made furniture – but without the price associated with custom pieces. Various companies feature entire lines of differently colored cabinets so that you may get exactly the look you are going for.

Create Functional Space

Most of the complaints that people have before renovating their kitchens are that they never seem to have enough space in it. That being said, this problem is not necessarily solved by adding more square feet in the room. You just need to create some more functional space where people can store or work around in the kitchen.

If your kitchen did not previously have an island, a good suggestion would be to add one. Add as many working areas as possible, as this will create a sensation of openness where people may do their business. If it’s within your possibility, you might want to let more of the natural light come in by expanding the skylights and/or windows. 

Install a Backsplash

If your kitchen does not already have a backsplash, then it’s high time you get one. The same thing applies if your old one is outdated and clearly in need of a change. You may not believe that it is a necessity, but this is the kind of thing that people are looking for when buying a house. Plus, if it complements or matches the cabinets of your kitchen, the look of the backsplash will certainly sell. Backsplashes can make an old counter look revived without upgrading to hard surfaces

Change the Drawer Pulls and Knobs

If you decide against buying new cabinets and opt for repainting the old ones, then you might want to buy new hardware. This upgrade is quite affordable – but it will certainly maximize the return on investment. If your hardware is matching beautifully, then the entire kitchen will look like new and it will be quite popular among the buyers. 

Final Thoughts

Some investments may be small, others might be slightly bigger. However, you have to admit that these changes will make your home more attractive to potential buyers. Therefore, they allow you to sell the house at the price that you want. Your budget may not like it now, but it will once the house is sold.
